Bottom seal. The strip attached to the bottom edge of the door. It takes the most abuse and is the most common failure point. 4. Panel edges: While you're at it, press firmly on the bottom panel edges. Healthy panels feel solid. swelling at edges or paint bubbling indicates the core has absorbed moisture. This is a sign that water has already been getting past the seal.
For homes in older Seattle neighborhoods like Beacon Hill or Columbia City. where many garages were built in the 1940s and 50s with settling concrete floors. uneven floor surfaces can mean even a new seal doesn't contact evenly. Bottom seal replacement is a legitimate DIY project for most homeowners. The materials run about $20,$40 for a standard single-car door, and the job takes an hour or two. Here's the process in brief:
1. Open the door fully and secure it 2. Unscrew or slide out the old retainer and pull out the worn seal 3. Clean the retainer channel with a degreaser 4. Slide the new EPDM seal into the retainer channel, working end to end 5. Reinstall the retainer and close the door to check floor contact
Side and top seals (door stop weatherstripping) are nailed or stapled to the door frame. Pry off the old material, clean the surface, and nail the new strip in place. leaving about 1/8 inch of compression when the door is closed.
When to call a professional instead: Call a professional if you notice rotted wood around the door frame, a misaligned or uneven bottom threshold, or gaps exceeding half an inch between the door and jamb.
